The real estate market is heating up! In our first quarter market report, we outlined how home buyers and sellers fared through the first three months. In March, things really started to pick up. The days on market average for Greene, Christian and Webster counties dipped to just 24 days! Prices reached a peak at more than $157,000 on average. Plus, more than 800 homes found buyers in the month of March! With interest rates seemingly staying put for the near future, it’s a great time to get into an active sellers’ market!
In our research, we noticed that some familiar neighborhoods were having great years and some new ones were popping up. So, we thought we’d share some of the highest performing subdivisions in the area. Each of the neighborhoods mentioned have had at least 6 homes sold in the first three months of the year, which is a solid rate and provides folks who live in that subdivision some great statistics to measure how their homes would fare if they entered the market.

Springfield address, Willard School District. Bent Tree is on fire this year with 8 homes sold since the start of 2019. It’s close enough to I-44 to hop on and get to work, but far enough away that you won’t be listening to 18-wheelers all night long. Popular area builder Kenny Bussell is building new homes in Bent Tree right now between $170,000 and $200,000. If you like them, you might want to act fast! They’re selling quickly.
Ravenwood is always a popular destination in the real estate market. It’s perfectly situated on the South East side, just a few blocks away from Arris Pizza, Char and plenty of shopping. This year, 6 homes have already gone under contract in Ravenwood and we’re expecting lots more to come for the remainder of 2019.
Are you a golfer? Rivercut might be the perfect landing spot for you as it was for 6 new homeowners in the first quarter. This is one of the premier golf communities anywhere in the Ozarks. It’s nestled amongst the trees in south central Springfield and it backs up to James River. There’s always plenty going on in the community, but if you’re looking to go out on the town, some of the finest restaurants in town are just a short ride away.
U Heights is a historical gem in the center of Springfield. It has a variety of aesthetically stunning architectural styles and tree-lined lots. If you’re looking for charm and character, this is a great place to start. University Heights is just a short drive from downtown Springfield, the epicenter of foodie culture and the art scene in the city. It’s also a straight shot to the Medical Mile, making it a very short drive to Mercy Hospital, Cox Hospital, and other clinics on South National.
Right now, all of the inventory in Vintage Hills has been sold, but chances are another home will pop up soon. It’s been another hot destination this year, also totaling 6 sales in the first quarter of 2019. Vintage Hills is one of Springfield’s newest and finest residential communities. Convenient to parks, Willard schools, Rutledge-Wilson Farm and shopping. Vintage Hills is also nestled up to the walking trails and includes the amenities such as a 3,000 sf clubhouse, zero entry waterfall pool and a basketball court.
This is by far the most active community in Southwest Missouri. The Villages at Wicklow saw 16 sales in the first three months of 2019 and is showing no signs of slowing down. New phases are on the horizon and a few lots are still available. It’s got a great location in Nixa, just west of Fremont Hills Golf Course and adjacent to High Pointe Elementary.
Another hot spot in Nixa near Fremont Hills Golf Community is Old Castle Estates. It’s been a very popular destination, also ending the first quarter with (you guessed it) 6 homes sold. Kyle Phillips Quality Builders has just completed several brand new homes there. Check ’em out!
Another red hot spot in Nixa, Eagle Ridge Estates saw a whopping 13 sales in the first quarter! New construction abounds here with well respected builders like Bussell and Wes Oller framing up new homes left and right.
Waterford is more known by it’s real name “Waterford Cottage By The Lake.” This charming neighborhood situated on the NE side of Ozark and close to Hwy 65 offers character like no other. It is a desirable neighborhood featuring lovely homes with mature landscaping, sidewalks, neighborhood pool, walking trails, large lake and affordable prices.
