Brentwood is one of the oldest subdivision in Springfield, originally planned for residential properties in 1923 and expanded to include Brentwood Terrace in 1945. It’s east side location is one of the most desirable in Springfield and has been for many years. Today, Brentwood has more than 800 homes and remains a premier neighborhood in Springfield. There are so many reasons it’s a great community to call home, but let’s take a look at ten of the best!
The Schweitzer-Brentwood Library
Since 1971, the Schweitzer-Brentwood Library has been serving the public through education, providing a venue for events and of course, a healthy supply of books to read! In 2016, the library was renovated from the ground up. It’s beautiful design is a perfect compliment to the mid century style of many of the homes in the neighborhood and it’s new technologies and facilities are a fantastic addition to knowledge seekers in the area. It’s one of the best libraries in town for sure!
Many of the homes in Brentwood were built in the years following World War II. The design styles are all so unique. Legendary Springfield builders like Glenn White put Brentwood on the map with ranch style or “Atomic Ranch” style homes that were featured in national magazines at the time. If you love homes with some character that are unlike any others in town, Brentwood is a good place for a Sunday afternoon drive to admire the craftsmanship of Brentwood’s architecture.
Convenient Shopping Nearby
In a lot of homes in Brentwood, you could literally hit Brentwood Shopping Center with a rock. Please don’t do that. We’re just saying it’s really close to the neighborhood. Brentwood Shopping Center recently went through a complete remodel of its exterior and it looks fantastic! There are tons of locally owned shops including Clothe Boutique, Modern Society, Town & County and plenty more. Plus, the Battlefield Mall is just across Glenstone, so you can get basically anything you need in just a few minutes!
Great Restaurants within Walking Distance
In addition to great shops, there are some awesome places to eat nearby too! Some of the most popular restaurants in town are just a short stroll away. Farmer’s Gastropub is easily accessible in the Brentwood Shopping Center, offering gourmet English cuisine and an authentic pub experience. Nakato is a hop across Glenstone and provides an entertaining and delicious Japanese Hibachi dining experience. Also nearby are Five Spice, Red Lobster, Bellacino’s, Nearly Famous Deli and lots more!
Great School District
The school district in Brentwood includes Eugene Field Elementary, Pershing Middle School and Glendale High School. Field is consistently one of the most popular elementary schools for home buyers in the city. In 2009, Field became one of the first elementary schools in the state of Missouri to be authorized an International Baccalaureate School. Both Pershing and Glendale have consistently performed above state averages in major testing metrics. The Glendale sporting history is a rich one with dozens of conference titles and even a few major league baseball players in its past.
The Resale Value
The average home price has increased by $40,000 in just the last five years! The neighborhood has always been in high demand and shows no signs of changing course. The average sold price to list price ratio is just under 99% in Brentwood, too. This means that sellers are getting almost full price across the board in this subdivision. Year to date from the time of this writing, 50 homes have sold in Brentwood, which outpaces any of the past 5 years.
A Tight Knit Community
The people who live in Brentwood are just good people. They set up a neighborhood watch to protect each other. They created a neighborhood organization to make improvements where they were needed and they’ll help each other out when someone is in a bind. The Brentwood Facebook group, which is for residents only, is a great place to see this on display. People band together to report issues to authorities, they help each other find missing pets and they offer up recommendations for great services. It really is a tight knit group!
The neighborhood wide garage sale
This year, Brentwood created the first ever neighborhood-wide garage sale. A few ambitious residents organized and got the necessary permits to hold such an event and it was a huge hit! People from all over the city came by to check out antiques and toys and used furniture. We’re pretty sure it’ll happen again next year, so if you missed out, worry not!
The amazing history
To get a clear picture of how Brentwood started, you’ve got to go all the way back to 1875. The Link Two prominent Springfield families owned the land that is now Brentwood subdivision. It was used for farming and to operate a mill. By 1904, the land was owned by the Link Milling Company. Linder Link, the nephew of the milling company’s founder started planning neighborhoods during the Roaring Twenties. In 1923, a subdivision was planned for the land. It was called National Boulevard Farms. In 1924, Link developed a friendship with Dr. William Wallis Smith, who now has a street in the neighborhood named after him. Smith was one of the founder of the Smith-Glynn-Calloway Clinic in 1924. Smith eventually bought the land from Link and plotted out the plans that would become Brentwood Terrace in 1945. By 1947, about 16 homes had been built. Then in the 1950s the building boom was under way. Notable local celebrities like Red Foley of the famous radio program Ozarks Jubilee lived on Brentwood Boulevard! He was known for having lavish parties with cars that lined the streets. And there have been tons of other great stories and people to come through ever since. Theses and plenty of other great stories of our city’s history come from local historian and Murney Agent Richard Crabtree. Check out his group on Facebook for more!
How fast homes sell
Homes are selling in less than 30 days on average in Brentwood, which is truly remarkable for a neighborhood of this size. To put the current market in perspective, homes sold in just over 60 days just five years ago in Brentwood. That’s a full month faster! It’s a great time to be a seller in Brentwood.
